Tolley Lodge, an idyllic place to stay, located on 180 acres of farmland, woodland and 400m from our spring fed lake. Own private garden, wood-fired hot tub and uninterrupted views of open pasture and the South Downs. There's plenty of logs for your own private hot tub and firepit (gas bbq supplied as well). You can also hire our WOOD-FIRED SAUNA; a perfect addition with a wild swim in our spring fed lake. Private sessions from £30 can be booked during your stay. Dogs are welcome on leads.

Blackthorn is a luxurious, rural retreat for two.

Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.

Set in private grounds of 10.5 acres & shared only with the on-site owners, this Log Cabin overlooks the lower lake Bedroom 1 features a huge Emperor Size double bed (7ft x 7ft), with duck down Egyptian cotton pillows and duvet. Double doors open to a balcony overlooking the lake Bedroom 2 - 2 Single Hypnos medium mattresses or 1 x Super King bed Includes two further fold out beds best suited for children. My place is close to Rye & the beaches of Camber Sands & Winchelsea. October-March late checkout on Sundays (4pm), midweek stays enjoy a discounted rate. Willow Cottage is the wing to the main house once owned by the comedian & author Spike Milligan. Newly renovated & fully refurbished to a high modern standard, with a brand new kitchen & two new bathrooms.

Our Grade ll Barn is in a quiet countryside spot within driving distance of Eastbourne, Tunbridge Wells, Brighton and Hastings. This unique place has a style all of its own. A spacious home for a romantic getaway or a weekend adventure exploring the local beaches, walks & golf clubs The Barn is equipped with a hot tub, outdoor cinema screen, Ooni pizza oven, firepit/BBQ. We have a driveway which has space for two cars directly outside. *Please note our place is NOT suitable for children.

The Cabin is hidden away, no passing traffic just the odd swooping bird or passing donkey, looking out onto paddocks and vineyards, for the ultimate stress free getaway, only the birds and trees for company. The cabin is fully functioning, has a fabulous log burning stove, set up for short or long stay, with a bespoke whisky shower tub, king size bed, wifi should you want it, fridge freezer, microwave and toaster, and towels. Wood fired hot tub is an additional charge. Payable at check in.

Hattie the Horse Box - unique conversion

Hattie is a unique, romantic, escape overlooking acres of horse pasture, secluded yet a short stroll to Hawkhurst with its shops, cinema/cafe, pubs/restaurants . Recently refurbished - facilities to a high standard: king bed, ensuite shower room & loo, towels & linen, electric ’wood burner’, fridge, microwave, hob, hairdryer, DAB radio. Hot tub by request for a small additional cost. There’s a gas BBQ, table & chairs & parasol in the private cobbled garden area - perfect for star gazing.

Guests may use our garden, Hot Tub, open spring summer extra daily charge min 2 day booking, use up to 10.30 pm. It is the ideal place to turn off that phone and unwind with your glass of your favourite tipple in the woodfired hot tub underneath the big starry sky.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
