Fully equipped with central heating, WiFi, TV & ensuite fully plumbed in W/C & shower. There are many country walks directly from the hut. Several fine pubs are within a 5-15 minute drive, beaches are around a 20 minute drive away & many interesting sites nearby including NT & English Heritage.

1920s Showmans living wagon,experience times past.

Set in the sussex countryside our beautiful showman's wagon is now resting. She has spent many years looking after showman travelling around the countryside housing show folk and fair ground people. Her history and that of the travelling community is a magical fascinating part of history. It is a privilege for us to own and gives us pleasure to be able to share with anyone who would like to stay. The garden and surrounding countryside are part of the charm of our wagon in summer and winter.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
