The Blackhouse Boatshed is a stylish new small house boasting stunning panoramic views over the boatbuilding and sailing hamlet of Pin Mill and the famous Butt and Oyster pub. There is a fantastic choice of walks, cycling, and horse rides, as well as opportunities to get onto or into the water or stay in and be cosy.

A secluded studio apartment set in the Suffolk Coasts and Heaths AONB. The self-contained flat benefits from river views and the beautiful Harkstead beach is at the bottom of the garden. The studio is newly built and equipped with all you need for a comfortable visit to the countryside Near to Alton Water, Royal Hospital School and Jimmy’s Farm. With many popular places to eat nearby. Ideally located for riverside walks, cycling through quiet country lanes and a variety of water sports.

Shepard’s Hut in Small Orchard

This is a stand alone unit totally self contained with shower and toilet. Unlike garden rooms this unit has wheels and a tow bar. The (should I say) Shepherdess Hut as it was used by a small holder during lambing to be close to her flock. Not suitable for long stays. More details below in The Space. Our small orchard has 2 x cherry, plum, 3 x pear, 2 x apple, greengage, apricot, mulberry, medlar and olive. We also have two 2 x raspberry, loganberry, Japanese wine berry and our own hops

The Old Sunday School

This carefully renovated out building is the perfect, peaceful base, to explore this Area of Outstanding Natural Beauty and surrounding attractions. The local shop, pubs and butchers are within easy walking distance. Discover the many delightful walks through the countryside and along the rivers. The picturesque Alton water, with it's walking and bike trails, is less than a mile away. Bikes and various water craft can also be hired at Alton Water. Perfect for couples and small families.

The Old Stables

On the Suffolk Essex border surrounded by fields, trees, and plenty of wildlife lies our old late 18th century stable building. Just 5 minutes off the A12 and you are in a different world. We live in the thatched Farm Cottage, the oldest part dating back to the 15th century and the stable is situated at the end of the drive. Excellent location for cycling (on the National Cycle Route 1), or visiting Jimmys Farm just 4.9 miles up the road. Walking is a must or just relax and unwind!

Self Contained Studio in Wivenhoe

Tuck away next to the Wivenhoe woods (upper Wivenhoe), this lovely self-contained studio flat provides comfortable accommodation throughout. The studio is on a cul-de-sac, with its own entrance. It is just a short walk to the University of Essex via Wivenhoe Public pathway. The the train station is also only 15 minute walk away through the Wivenhoe trail. Ideal for 1-2 guests, but a baby or small chid is welcome (providing that you bring your own travel cot & bedding with you).

The Hideaway is the perfect retreat from which to explore historic Pin Mill and the Shotley Peninsula, unwind with beautiful walks, bird watching and good food at the local pub or find a quiet workspace within a private garden surrounded by wildlife. The Hideaway is set across a private road from the main house and is 150m from the River Orwell. Walks in the AONB and National Trust-owned woods and heathland are on your doorstep. The Butt & Oyster pub is a few minutes walk away.

The Garage Studio

Discover the gorgeous landscape that surrounds this place to stay. With beach walks 20 mins away by foot and Alton Waters less than a mile away with all their water activities to Suffolk Leisure Park down the road. You will have loads to keep you busy or wind down and relax on the patio and take in the bird song. With 3 traditional country pub that serve food and the Stutton community centre that sells local produce you will be stuck for choice!

Idyllic house and gardens on estuary

A beautiful large farmhouse, dating from approximately 1600 and listed Grade II, in acres of idyllic gardens and overlooking a mile-wide river estuary. There is direct access from the bottom of the garden onto the ‘sea wall’ along the river, for walks and wonderful birdwatching. There is a duckpond (fenced) by the house and chickens (collect the eggs), and a large summerhouse with veranda in the garden, as well as a paddock of alpacas!

The Millhouse Lodge

Light, bright outhouse conversion with private mostly dog proof garden, private entrance and dedicated off street parking. Ideal base from which to explore the surrounding area.
