Rose Cottage, as we call it, has been painstakingly restored to create a delightful, light and cosy space.

Puncheur Place is a semi-detached cottage on a private Estate in the middle of cycling country at the foot of Ide Hill nr Hever. It is quiet yet accessible to dozens of pubs/golf. The garden is west facing and large. Perfect for outdoor picnics. The cottage is not huge, but cozy. Many footpaths. This is Tudor County so many period properties and pubs nearby. Indeed our Estate was once owned by Thomas Boleyn, then Mary Boleyn after the beheading of her sister Anne in 1533. #puncheurplace

Barneta is the annex of a converted barn and is set in an idyllic spot on a sheep farm in the heart of the Kentish countryside but only 10 minutes drive from Hildenborough train station with trains to London and the South Coast. All the amenities of Royal Tunbridge Wells are 20 minutes drive away. It is an excellent base for walking and there are many places of interest to discover such as Penshurst Place, Chiddingstone and Hever Castles with fantastic local pubs along the routes.

We welcome well behaved dogs. A two minute walk into Wrotham Village, with a picturesque church, village shop, and three pubs including the AA Rosette awarded Bull Hotel. Enjoy high-speed WiFi, HDTV, and a well-equipped bathroom. Refreshments like coffee, tea as well as an assortment of snacks are provided for our guests. The High Street, local pub, and shops are within walking distance. Guests can park their car on-site for free.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
