Shobrooke Mill Farmhouse is a peaceful and quintessential English country retreat - a Grade II listed farmhouse with truly breathtaking views across the surrounding countryside. Just a 15 minute drive to Exeter city centre and 30 minutes to the closest beach. A local train station with routes from north to south Devon is within a mile. There is an extensive network of footpaths from the front gate along the famous Tarka Trail with some superb country pubs on the way, including the Beer Engine.

This really is the most beautiful of getaways - An easily accessible hideaway under 2 miles from junction 27 M5 and Tiverton Parkway. Suitable for 1-3 adults wanting to explore the South West, a mini yoga retreat, working locally or just wanting to escape to the countryside. The heated pool is right on your door step and has a swim pump . There is a wet-room, bed and sofa-bed downstairs. Hopefully suitable for many with neurodiverse issues or dementia. Not suitable for children or babies.

Country House on a Farm

Converted barn in 100 acres of land. A home from home crammed with books, games and toys. Easily accommodates at least 10 people comfortably. The garden, pond, woods and parking areas are all exclusively yours for the stay. We live up the lane from the barn. So you have privacy. We have chickens, ducks, Sheep and pigs on the farm. 5 mins drive from J28 of the M5. 20mins from Exeter centre. Not near any good beaches so don't choose us for a beach holiday. There is no spa or hot tub.

This cottage is the perfect base for your countryside escape. On entering the property there is a kitchen dining area with patio doors looking out over the surrounding views. Following on from the kitchen, there is the large living space with a pool table. Also on the ground floor there is a double bedroom with an en-suite shower. This small two bedroomed cottage was built in 1800 when the Mill opposite was fully working. It is in a remote, quiet and secluded part of Mid Devon within an hour of both the North or South coasts of Devon. It is accessible down narrow single track country lanes. The nearest shops are in the town of Tiverton, five miles away. The broadband has been upgraded to Ultrafast fibre to the premises with speeds of at least 450mbps. However, there is no mobile phone signal in the valley.

A place to totally switch off, surrounded by wildlife, outdoor activities and birdsong.

Many years ago, this barn was used to press the apples from the farm's orchards to make cider. Now, thoughtful and creative restoration has turned it into a very special place for two, peacefully situated on our family-run organic dairy farm.
