We have an abundance of National Trust properties within easy reach, with the pretty towns of Rye and Hastings only 30 mins away. We are dog friendly and have wonderful walks close by. Great for couples or single occupancy, room for a cot too.

This romantic hideaway in Kent has been renovated to the highest standard, accommodating all your getaway needs. Mulberry Studio is a one-bedroomed studio with a double sleigh-bed, TV/Wi-Fi, microwave combination oven, fridge and hob. It has a shower room with loo and hand-basin and a secluded patio/garden with a fire-pit/BBQ. The Hopper Hut self-contained accommodation

The Hopper Hut originally served as temporary accommodation for hop pickers. It used to house up to four families from London on their working holidays. Today, following extensive restoration, the unique square building welcomes visitors once again. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
