Welcome to Primrose Studio, a self-contained apartment on a quiet, private drive - just 2 mins walk to the centre of Totnes. Satnav won’t find us - our check in directions will ! Beautifully converted in 2021 - with slate/wooden floors with underfloor heating, wood-burning stove, bathroom with roll-top bath and walk-in shower, and a separate fully-equipped galley-kitchen. The studio has its own front door, with its own parking space right outside. Ideal for couples, we welcome family pets too.

Previously a fruit barn, outside this spacious rubble stone property (circa 1825) hosts a pretty south facing riverside garden, as well as approximately 1700 square feet of high quality, self-contained open living space on the inside. So welcoming and mesmerising that you will find it difficult to leave this picturesque dwelling.

Outdoor seating on the first-floor balcony and generous patio is perfect for relaxed dining or drinks while enjoying the scenery. Additional guest fee £15 per night, aged 4+

Natural light bathes the living space with floor-to-ceiling window walls on two sides, with views of the garden and the trees beyond. Four generous bedrooms (three en suite) make for a refreshing sleep. The tended garden's lawns are zoned with wildlife havens: with meadow flowers, a pond, and a stream. The large patio has plenty of seating for relaxing and dining.

A stunning conversion of a redundant water reservoir completed in early 2025 to an extremely high standard. The property, situated in a rural location only 3 miles from Dartmouth, is south facing and approx half hour's drive from both Totnes and Salcombe. Beaches at Bantham, Thurlestone, Blackpool Sands are all within half an hour or less. The property has breathtaking views of the surrounding countryside and Dartmoor in the distance from the sitting area and both outdoor seating areas.

From there enjoy a river trip to historic Dartmouth. Our friendly village has a great shop, post office and garage.

Having undertaken a major modernisation the cottage retains many historical features . Sleeping 6 in 3 double bedrooms there is a large kitchen diner , sitting room with log burner , bathroom with bath and separate shower and a downstairs cloakroom . The enclosed small garden to the rear offers lovely views and the opportunity to star gaze at night . We allow flexible check in and check out times if there are no bookings either side. One dog is welcome for a booking fee of £60.
