Vacant room (one room for use) in an ex family home waiting to be sold next year. Here is an opportunity to enjoy this room with a door that can close on your short visit to Canberra. Be a flatmate for a week or two or just one night and experience inner city living in the nation's capital.

My wife Mrs J will help out where needed and my son may also greet you on arrival some days if I am not available.

Includes limited electric heating in bedroom and ornamental fireplace in living area with a real wood log, a 20 minute book keeping demonstration for home owners, and a 30 minute compulsory hands on gardening experience.
Gas ducted heating is optional extra and available for booking at 7 days notice in advance. special rates available for gas option depending time of year. Heating by electric heater allowance is for up to 3 hours at 1000 watts per day, excess by way of recharge credits is available. ''Hot water is off- peak and may be in operation at least 12 hours after acceptance of the your booking request'' so if your request is accepted on the same day of your arrival, water may heat up after 10pm in the evening.

enjoy the oil free kitchen, and living room, verandah and garden. Pets are welcome inside and outside provided full responsibility is taken, where pet droppings are found in the yard or inside the house and not collected by pet owners, a fee of $120 will be requested for professional remedy .
Large double bedroom had a fold out sofa mattress at floor level now has one or two single beds. Smaller bed room has single bed and desk. Room type may depend on availability on arrival, if double room not available then small room will be available. The guest will be informed if only small room is available and price adjusted prior to booking.
[Due to popular demand, the fold out sofa may be upgraded to two single mattresses on 2 beds thus much more comfortable than the sofa]

we may have temp backpacker guests during your stay but they will be couch surfing in the living area.

please arrive before 8pm or the next morning as we go to sleep early.

Kitchen is oil free and suitable for boiling a jug only so if using fry pan and oil then fry alfresco style on veranda or in our very small kitchen, where cooking with oil in side is detected, the electric stove will be replaced with alfresco veranda for all cooking.
no smoking inside, no excessive alcohol consumption, and no noise after 10pm.

Laundry is by small washer outside or laundromat in Lyneham or Dickson.
Exhaust fan is to be used at all times when in the bathroom and keep door open when not in use to prevent build up of dampness. wipe shower spills and hang up shower curtain and step on tower after use.
BYO internet or use free wifi at Canberra centre.
Oven and dishwasher has been decommissioned, apologies for any inconveniences.
Toilet has water saving feature so it fills up slowly over 20 minutes but does flush normally at the pull of a special cord. Patience is appreciated.
wireless internet pack from $25 available at the supermarket as special of the week.
Cleaning service included is a one-off final tidy up by house cleaner and does not include daily house cleaning or taking out garbage/recycling waste.
includes 1 roll of toilet paper and one serving of soap and shampoo per booking per week, if need extra you may purchase more toilet paper at aldi store at 40c per roll pack of 12. Please advise if you suffer from dysentery and need more toilet paper during your stay so we can cost in extra rolls.
All windows are now to be opened and closed from outside. internal mechanism currently not available.

SCHEDULE: HOUSE RULES

Definitions:
This is not a Residential Tenancy Agreement/lease for the purpose of The Residential Tenancies Act 1997 (ACT).

House: The house is a furnished two-bed room plus studio retreats, one-bath room, dwelling. The Licensee is permitted to occupy one bedroom including the common area upstairs.

Common area: includes the driveway, rear courtyard and front yard of house. Common areas do not include any structural area of downstairs of building.

Private areas: Those areas other than the Common area.

Licensee: Refers to the guest/person or persons occupying the bedroom and the Common area of the shared house as specified above, but not exclusive possession of the house. Licensee does not constitute a tenant. Where there is a couple occupying the room, the term ’Licensee’ includes both Licensees. Term ‘He’ includes ‘She’.

Main householder/Licensor: refers to the host/person in charge of and deal with all other accommodation matters. The main householder has access and habitation to all buildings and is excluded from cleaning at common areas provided he does not use the services.

The following rules form a condition of entry

4. Licensee agrees to participate in daily house cleaning duties, including Weekly gardening, weeding, taking out garbage bin to curb side and keep premises clean and tidy.

5. The Licensee is to notify the Main householder of any damage to the property within 24 hours of the Licensee becoming aware of it by phone message or e-mail (subject to receiving by Licensor) or be fully liable for the damage.

6. The Licensee agrees to pay for any damages caused by him/her to property, whether negligent or accidental.

7. The house is a smoke free environment.

8. The bedroom is furnished; no nails, glue or hooks are to be applied to walls, doors or ceiling. 3M hooks with easy peel non marking to the wall are permitted.

9. One entrance key is issued to the entry door for each person listed in the agreement.

10. Each bedroom is to be occupied by no person other than those listed on this agreement.

11. Any further requests not mentioned are to be approved by the Licensor.

14. Parking of Licensee’s car is to be determined, temporarily on the higher driveway or on front nature strips. Bicycles are permitted on the veranda.

15. Overnight guests are to be introduced to all occupants. Any visitors who intend staying overnight more than 2 days are to apply for accommodation at the above premises. All visitors are to be approved before entry by the Licensor (see clause 11).

16. The Licensee will not require the Licensor or the owner to make improvements, increase/remove furniture/electrical appliances/household goods or bedding or make alterations to the property.

18. No pets allowed without written permission.

19. Licensee is to permit potential house buyers or tradesmen to inspect or repair all rooms of the house, provided a minimum of 24 hours notice is given.

20. No person other than the Licensee is encouraged to enter the Licensee’s bedroom without permission, except in absolute necessity, concern for hygiene, safety, noise abatement or suspicion of unlawful activity.

21. Licensee will closely follow the recycling guidelines stipulated by the ACT Government and will not contaminate the yellow recycling bin with other than clean paper or washed bottles. Where contamination has occurred, the Licensee is to wash the bin with detergent.

22. Bicycles or parts of are not permitted inside the house.

23. Where frying of food (with oil or otherwise) is not alfresco style in the alfresco veranda area, the gas stove may be decommissioned and all cooking will continue on the veranda. Licensee is to remove all traces of oil in the kitchen by oven cleaning solution (purchased by the Licensee) within 24 hours.

26. The Licensee accepts the condition of the property and the bedroom at first inspection and may notify the Licensor in writing within the first 2 hours as to which areas of the house are not clean relative to the rest of the property and/or if any damages.

29. Where there is more than one Licensee occupying a room as a couple, both are jointly liable to their obligations for this agreement.

30. Care to be taken when operating window curtains which should be drawn by cord if present. Blinds in the lounge room with fireplace are not to be touched, not drawn open or close.

31. Licensee is not to engage in any unlawful activity on the premises.

34. Dishes to be washed and kitchen tidied up within 2 hours of using the kitchen.

35. Licensee is to attend to all gas/electrical appliances on the premises whether provided by the licensee or licensor while in use and must do all things necessary to reduce any damage incurred whilst using those appliances.

36. Licensee is not to adjust or tamper with hot water system without permission.

37. The house is furnished, where Licensee agrees to the make use of furniture and whitegoods items belonging to Licensor or another person, the Licensee is to be fully responsible for the furniture and whitegoods and will not claim for maintaining of the items and is responsible for any damage or malfunction to the items. The Licensor can request the return of these items for any reason at four days notice.

38. Shoes other than washed indoor slippers are not to be worn inside the house. Where shoes are worn, the licensee is to mop the floor in all areas accessible to licensee.

39. Dishwasher Miele has been removed.

40. Toilet cistern water inlet valve fills up very slowly and does not shut off automatically and must be adjusted manually and turned off when not in use for prolonged time, to avoid drips and save water.

41. Licensee does not limit the Licensors occupancy on the above premises.

42. The Licensee is fully responsible for any damage or soiling by his pet /s and will incur all costs to restore any affected building material, surfaces or content item including professional remedy.
