There is free street parking (unmetered) that is generally very available directly outside the building on Leavitt St. and for all of the 4+ blocks north on the same street, all of which is residential and not zoned/metered on both sides of the street :) We’ve always reliably found a spot within this during different times of day/evening/weekdays/weekends, but the majority of neighboring streets are also free and not zoned in the off chance that you can't find a parking space on the same block as the building :)

Close to public transportation as well if you are not bringing a vehicle, please see "Getting Around" section.

•Units within building are only rented for a minimum of one month, and the tenants are typically busy healthcare professionals and business travelers. Issues common to having Airbnb vacationers as neighbors are generally non-existent due to the longer-term nature of tenants’ stays.
•Apartment is a newly ('16) finished basement-level remodeled apartment
•Detailed instructional video tours on how to operate everything you need in the home are sent in advance of your stay and helpful written guides are displayed throughout the home.

-Entire floor 1br apartment with 2 entry/exits - though on the lower level there are two windows pictured that provide natural light, one of which can be opened for ventilation, as well as Central Heat/Air, bathroom and range hood exhaust that provide ventilation.

-Viewing all the pictures, descriptions, and reviews of this listing as well as others in the area is a great way to familiarize yourself with the property, location, and living experience.

Because most of our guests stay for more than 2 months, we likely have fewer reviews than other listings in our area. As many of our listings within the same buildings do offer a similar experience, we encourage potential guests to look at reviews from other of our listings as well get a better feel. The listings clustered close together as shown on the map are likely ones within the same building

-Permission to enter – unless you request otherwise, please note that if any repair/fix is discovered and needs to be addressed, we will provide 24 hours notice that someone on our staff will be entering the unit address it. We will do our best to provide an accurate timeframe in these circumstances.

-We appreciate those guests familiar with the Airbnb platform and experience, and those who understand that as a monthly-stay company, our onsite presence is less so than other Airbnbs, which allows us to pass savings on to our guests. That said, we are very responsive over Airbnb message, absolutely send a team member onsite when needed, but work best with those guests who might be able to troubleshoot minor issues remotely over Airbnb message.

Please note that the entire reservation amount is NOT due at the time of booking :) One month's rent is charged, and then the rest is charged by Airbnb in monthly installments.

For payments due after the initial booking payment, a $125 additional fee will be assessed for any payment issues that are not resolved within 12 hours of guest notification. Proof of payment via a screenshot of a receipt sent to us via email or Airbnb message is required to not have the fee assessed. We expect guests to familiarize themselves with the Airbnb payment procedures and ensure that their payment method is up to date and has funds available prior to being charged for payments beyond the initial booking payment.

To check when you’ll be charged for upcoming payments:
Go to Trips and select the trip you want to check; Under What you’ve booked, select your reservation. Click “Show details” if necessary;Under Reservation details select Get receipts and manage payments; Under Your payment details, look for Scheduled Payments
**In our experience, the first charge during your stay occurs about 27 days after your check-in**
We rely on Airbnb for all payment processing. We have limited visibility into guests’ scheduled payments and amounts; Airbnb typically shows us only our payout and payout date, which are different.

The owners of this apartment building invested a significant amount of time, money, and resources into a complete renovation in the summer of 2016. That said, the building is over 30 years old and, though greatly cared for, shows its age in some places. Expect to find some loving wear, quaint aging and minor quirks that you wouldn't find in a brand new high-rise :)

Heating & A/C is central air controlled via a Nest thermostat by a separate floor but is designed to be set to a comfortable temperature. Heating/Cooling preferences can be further adjusted by opening/closing certain vents/opening screened in window/supplemental space heater which is provided, and also the Nest Central air can be controlled/adjusted remotely by the hosts if you send a quick airbnb message to us :)

We are a monthly stay company only and thus we do not apply a monthly discount on our Airbnb listings: our "nightly" rate reflects the pricing for 30 days or more. Any further discounts to our listed rate need to be approved by owners, and factors that they value include but aren't limited to:
-potential stays longer than 3 months
-potential guests with 2 or more positive Airbnb reviews
-reservations that begin soon after the previous guest's departure (view listing calendar)
-reservations that end close to the subsequent guest's arrival (view listing calendar)
-potential guests who demonstrate that they have read through the entire listing and mention the color yellow anywhere within their first message to us
-detailed inquiries that demonstrate that you have reviewed the entire listing's descriptions and that help us feel that you would be a good fit for the space. Happy to answer clarifying questions of course, but we invest a considerable amount of time to make sure our listings are thorough, accurate, and current, and appreciate those potential guests who take the time to review the listing in its entirety.

We aim to be competitive and fair with our pricing. To that end, if you request a discount, providing links to other Airbnb listings you are considering for a "price match" type of process can also potentially increase the owners' willingness to offer a discount.

We expect our guests to be courteous and to respect and maintain the property, and to leave it upon check-out as just as they found it. Within the check-out instructions that will be sent prior to your departure will be a reminder to remove all trash and personal belongings from the property – our housekeeping staff typically charges $150-$175 for excessive trash and/or personal belongings removal, and we always wish to avoid charging guests for this as it is an unnecessary and avoidable cost.

The Medical District is a quaint neighborhood with a suburban feel though it is still just minutes away from downtown Chicago. Well-lit, tree lined streets with various new condo and apartment buildings that has become a hot spot for developers for this in-demand neighborhood.
