Located in a quiet court, this lovely modern beach house has been architecturally designed. Just 350 metres to a secluded bay beach accessed only by walking track used by local residents.

As you enter the property there is an abundance of natural light, magnificently appointed to cater for guests that expect elegance and luxury when staying away from home.

The property has amazing views overlooking a golf course & Saltwater creek.

Downstairs:

Second Bedroom: Queen Size Bed - Ceiling fan, BIR

Third Bedroom: 2 x Bunk beds. (4 single beds in total) BIR Ceiling fan and free standing oil heater.

Bathroom with shower & bathtub.

Separate toilet

Large laundry with sink, bench space and cupboards. Front loading washing machine & dryer.

Fourth bedroom/Rumpus room overlooking tee trees, lake & gold course, includes flat screen TV & DVD player, one day bed, can either be used as a single or double bed, split system air-conditioner/heater. Access from Rumpus to outdoor deck with small table & chairs as seen in photos then down to hot & cold outdoor shower.

Remote controlled double lock up garage.

Large modern kitchen with built in pantry, breakfast bar & 4 stools. All modern Westinghouse appliances including dishwasher, oven, microwave, refrigerator, toaster, kettle, Coffee machine (pod). Full range of crockery, cutlery, kitchen & utensils. Breville sandwich maker, BBQ utensils, baking trays, pots. Wine glasses, champagne flutes.

Separate powder room and toilet.

Main living area with wood log fire & large 7kw split system airconditioner/heater, flat screen TV & DVD player, surround sound multi speaker & subwoofer, opening on to large deck, modern outdoor furniture, outdoor dining table with bench seats & chairs, outdoor heater & BBQ with spectacular views.

Master Bedroom: Queen Size Bed with ensuite, shower & two basins. Large Walk in Wardrobe. Wall mounted flatscreen TV with ceiling fan, modern clock radio with ipod or iphone doc. Free standing oil heater. Sliding door access to large balcony with high uninterrupted views of the golf ranch & lake.

Full linen packs are available on request and will be supplied by Phillip Island Linen Company. (extra charge).

STRICTLY NO SCHOOLIES OR GROUPS UNDER 25 YEARS OF AGE. (With the exception of children accompanied by parents)

PLEASE NOTE: There is a strict NO PARTY policy. The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond.

Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am.

At any time there is to be NO LOUD: (a) Aggressive behaviour (b) Yelling, screaming and arguing (c) Cheering, clapping and singing.

Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation.

Please - STRICTLY NO SMOKING INSIDE.

PETS: Pets are allowed but must be mentioned during the booking correspondence. Specific information regarding the pet ie type/breed must be given. Please be aware that pets are to be left strictly outside only, if the cleaner finds evidence that pets have been inside (hair), there will be an extra cleaning charge. (please ignore this if you have not organised to bring your dog).

* Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin.

* If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept.

*Please note: The backyard is fully fenced however the only access to this area (aside from the side gate at the front of the property) is through the 4th bedroom/Rumpus room downstairs. The main living area is upstairs which has access to the large entertaining area, this area cannot be accessed from the backyard. Depending on what kind of dog you have it is important to take these points into consideration as the property is not an ideal set up for dogs.

We also require a bond in some cases which is fully refundable after your stay.

Weekend and Long weekend Stays may be allocated a late checkout which will be subject to change. If another booking booking comes into the property on the day of your checkout the checkout time will be reverted to the standard checkout time of 10am.

Airbnb online bookings will charge a SERVICE FEE. This fee is not paid to us as the owners and is a charge made independently by the Airbnb online payment booking system.
