The space is the Master bedroom in a small new home- only 1150 sq. ft.so we will collide on occasion, but not much. super clean and with great cold Central Air, and located close to downtown and so close to The Biltmore Estate you could walk- I am sure I am the closest airb&b to The Biltmore and the McDonald's right outside the Estate. Ask for possible special rates for 3 or more nights mid-week,only- it depends on what is going on downtown, and getting closer to summer is high season, but I don't mind if guests ask, and really super enjoy hosting and meeting new people! Also, longterm guests be mindful there are no kitchen privileges and it will probably require a lot of take-out (but Biltmore Village has endless reasonable options, too!) Added- new refrigerator, 'Samples stand' with amenities, iron, Keurig, with tea and coffees selection. Guests doing the Ale Trail downtown and parkway love it.. I give FREE RIDES into the city on Friday and Saturday nights only. The room being flush with the living room may be a privacy issue for some- the bedroom is right 'smack dab' off the living room ( I do a large majority of my work from home often). Lots of amenities (no kitchen priv.) for guests from shampoo samples, soaps etc. Two kinds of Keurig coffee and lots of Keurig teas. Beautiful private bedroom with private bath. With a great new mattress and a Kohl's 4 inch thick supreme memory foam topper, you'll get the best sleep of your life, least 3 guests told me that they did! You couldn't be closer to town (just shy of 2 miles) without breaking the budget. Check out Cantina, The Wayside, Ressaz, The Corner Kitchen, Moe's and click on the map in my Guidebook for super food and things to do info. all in Biltmore Village. When is season (after April 15th guests may have private use of furnished, decorated courtyard with gas grill and front porch, which is available year round). Stays of 3 nights or longer may have small additional cleaning fee of 10. per night. Also, Asheville had tightened policies and insisted on HOMESTAY PERMITS. It took me a few months to get in compliance and pay for it and it will be pictured soon. Booking with someone who does not have it CAN get canceled abruptly if 'they are found out there is now a $500. a day fine for those who have not filled out the paperwork and had a home/guest room full inspection, paid permit fees, etc. and been issued a 1 year PERMIT to have overnight guests.

The room with queen size bed and private bath and lush JC Penney bath sheets and towels. New 750 thread count sheets. Guests will have two keys with access to side door and their own private bath in room suite. The home and room passed The city of Asheville's necessary HOMESTAY PERMIT. If you book a place that does not have it, be forewarned, they are closing them down rapidly (with a $500. dollar per day fine for doing unlawful bookings; I had to jump through the hoops and get aligned with needed permit, and what is needed in order to NOT shut down. You must walk into sidedoor kitchen which is our regular entryway, too, and through the living room to access your room. The courtyard is great in season and will be private for the room guests - new Best Buy Refrigerator in room, and Off street parking/central air-.I also offer drives from airport ( airport rides do have a 35. dollar charge as it is nearly 30 minutes away-- as I get guests that come from as far as Tel Aviv, Sweden and Abu Dhabi who really love the closeness to downtown with NO NEED for a car! Uber is 6. dollars Cozy courtyard w/ gas grill for use, also wonderful front porch for guests only. Actually a 'smoking porch' if you smoke. Your home away from home (only guests on original reservation, so single travelers keep this in mind because I strive to be a good fit) while seeing all there is to do in Asheville. The entrance to the parkway is only 2 mi. down the street to the left- the city is right) and I have plenty of waterfall brochures ( my daughter and her boyfriend have started a hiking company to a 'hidden mermaid lagoon' and will take you on a magical hike and and a picnic if planned in advance (because she is a yoga teacher and runs a shop in downtown Asheville). Go it alone and there is a new old fashioned $100 dollar charming picnic basket to borrow, if the urge strikes to buy sandwiches at ' Old Schoolhouse Deli' a Boar's Head Deli a quarter of a mile down the street and hit the trials. Also Moe's BBQ and French Broad and lots more within walking distance. I no longer allow guest access to cooking/ kitchen due to my working from home and it's an open floor plan. You can grill in courtyard and there is a nice table and chairs outside and I do not use the front porch or courtyard when guests are here. Please Access my GUIDEBOOK. Click on map and you will see where my daughter and I spent two years mapping the best of downtown Asheville!

Though I enjoy the guests, I am in the background and available to help them make their trip the best possible. I do ask guests to 'endure' my 'six minute spiel' which includes info on internet, house rules, coupons, Biltmore Wine tasting ( for free)info., where I go through amenities such as samples, where iron, extra toilet paper, towels, blankets, and info about turning off halogen lights which I leave on for guests at night; I interact a minimal amount and realize that this is their vacation or quick getaway and most like to 'pack in a lot in a little time'. I like to leave coupons, and maybe act as a concierge and cab driver to events but give guests their privacy. Internet password is listed online once you book and check out is at 11 am. I go to work at noon, and like to get the bedding/bathroom cleaned before I leave. I greatly appreciate guests being mindful of their check out time. A LATER CHECK OUT inquiry is fine if I can manage it with my work. Feel free to ask.. I have had ALOT of guests doing certifications, marathons, tri-atholons, etc., finishing around 1-3 pm in the afternoon and needing a shower. If a request is made for this, I allow a 'come back' on check-out day for a shower, leave luggage or just hang-out for $20. Many of my guests are international travelers, have a night flight the check-out day and go downtown in summer, come back at 3 and take a shower. This requires I have a later arriving guests (and a lot of my guests arrive around 8pm at night, so it takes some advance planning to coordinate next guests. A lot of my guests fly in for races and certifications and don't want their entire travel time sweaty; don't blame them. When the 'come back time' is booked, they can also nap, do whatever! I have a lot of guests flying out at night.
I do miss my evening walk and have to scramble a bit to turnover the room at dinnertime, so I think 'a come back showering/hanging out or napping until their flight is fair and it's been requested quite a bit. Also, they leave their luggage in the room for 'the comeback time too'. If no guest that night, will allow guest to stay until 6 pm.

I love four things about my neighborhood: Biltmore Village, Corner Kitchen (President Obama favorite) Moe's Catawba brewing within walking distance AND The Biltmore Estate practically across the street- Also, BURIAL BEER AND HILLMAN BREWING is now open down the street, on LONDON ROAD! The new French Broad bar with live music and Hi-Wire now has tasting right here in Biltmore Village--sweet! .Acess to four Yoga studios within 1 -1/3 mi. also Highlands Brewing, Catawba and French Broad with live bands. Burial Beer will be on my street within a few months! 'Plank' a gym, is right there, too. When I leave my driveway, I am over at the Biltmore Estate in about 4 minutes. I loop past McDonald's and there it is after the charming Biltmore Village with countless shops. I am closer to the Biltmore Estate than anything and there is so much to do over there from Antler Hill Village with Grape stomping and Friday After Five where the party begins with a great free band. We are smack dab off Biltmore Village with ALOT to see and do with The Biltmore Estate and offer location, location, location, hahaha. Free rides, new fridge in your room, 800 thread count sheets, free rides and a wonderful front porch make this a great place to hang your hat. I have location, location, location, and love it. Just recently though, an older woman threw a tirade about the neighborhood being 'too multi-cultural', for her, which I found ridiculous. On one half block we have 2 Master Degree students, 2 UNCA-Asheville landscapers, a retired physicist and a whole lot of interesting people of all ages. I love it here! Being a stone's throw from The Biltmore Estate for the best hiking of your life, and barely 2 miles from downtown is awesome!

It is easy to get to Catawba Brewery (one block) Biltmore Estate, 1/2 mile, Wendy's, ,McDonald's, try Uber to downtown for $6., Slidr, and in addition there is a downtown bus! Eating options in Biltmore Village are endless too! Corner Kitchen (an Obama favorite) The Wayside, Cantina, Moe's, Wendy's, McDonald's, Jimmy John's, Resazz and so many more - and downtown options are limitless! Free rides downtown on weekends.
Moe's, and lots of great eateries within 1 mile plus 1-3/4 mile to Wicked Weed, Orange Peel ,La Zoom Comedy Bus Tour and more downtown.

We have a small home and after doing this for four years, and like to tell guests, right off, that I have a fairly new 1100 small home. I love my guests, but with sq footage, we will have some interaction. Although you have a wonderful room and private 'en suite' bath, you do have to walk through the living room to access your space. Although we are night owls, and the house is quiet from 11:30 pm to 11 11:30 pm the television is off in the living room and you could hear a pin drop until 11 am. Our best guests are staying out late at night, and waking up rather later in the morning. Our happiest guests have been doing the downtown Ale trail, especially single travelers and single business travelers, ex- college roommates, physicians and residents, Professors on sabbatical, yoga certifications, meet-ups from different states, business men, single travelers in general, college students, grad students and young couples. The pictures of the room are exactly how the room appears. .International travelers who are super acclimated to spaces that are a bit smaller love all the amenities that I offer and love the front porch, free rides in the evening, on weekends, only, ability to use the outdoor grill, free breakfast items in room and more. We get out fair share of Professors, from Duke, Chapel Hill, Wake-Forest, Winston-Salem and Texas A&M, to name a few. College Professors just love our listing, and we've really loved and enjoyed their wittiness and exceptional insight into our little city!

Guests tend to stay out very late and enjoy the 'beer crawls' and La Zoom tours. I ask that GUESTS WILL TURN FLOODLIGHTS off if arriving back late, also keep windows in room SHUT at all times. Had an expensive central air malfunction from recent guests keeping their windows wide sorry if you prefer fresh mountain air at night. My whole unit froze due to overcompensation of warm air in room...
when arriving back to their 'home away from home'. Also, smoking is allowed on cute front porch and side courtyard of house. No indoor smoking at all(URL HIDDEN)too am a 'road less traveled' -traveler and it's great to be right near the pick up of La ZOOM bus tour, Biltmore Catawba and French Broad. We are more in a quiet location on the fringes of downtown, and on the edge of Vanderbilt's Biltmore Village (not to be confused with Biltmore Park 9 miles away) especially when you're getting a free ride to downtown ( one mile and 3/4) and you're in a nice country location to boot to rest and relax after the frenzy of things to do downtown. It's a great, super comfy retreat, with a wonderfully relaxing courtyard and a good 'Asheville yoga- beer city' vibe and try to check out the Friday night Drum Circle ! ! Check out the Cawtawba Brewery practically next door to me- plus I give out a lot of Triple aaa brochures and guides to keep you super informed about going ons downtown! No 'non-guests' without prior notification. Occupancy includes only those who were included in original reservation.

Cindy was an amazing host. She was warm, friendly and kind. And she is a great conversationalist and knowledgeable about the area. It was a very convenient location and the room was spacious, clean and had an interesting decor. The bed was really comfy. The bathroom was also spotless. There were fresh towels and toiletries. There was yogurt and chocolate milk in the mini fridge and the cups of cereal and coffee with the Keurig coffee machine. I forgot my phone charger and she let me borrow hers. Would you like to come back and that stay here again.

I came prepared with a few groceries but was pleasantly surprised with snacks in my room and being invited for dinner. And the bed... incredibly comfortable. I wish I could use that bed at my house. I'd sleep so much better. Cindi went above and beyond with hospitality, & I immediately felt at home. It was easy to get to and from the MAHEC building where my training was as well. Awesome experience & will stay again if I get the chance!

I am just so glad that you both enjoyed the full experience of The Biltmore; you were telling me so many facts and info. that I'd forgotten. As a history buff, I know it's corny, but everytime I go over there I learn somethng new! It was great having you as guests. Keep me in mind for another stay but contact me first for a 'return guest discount'. Happy Spring.

Hi to all,
I am a former New Yorker and Floridian who ended up in Asheville. We picked this place for its very close vicinity to downtown. The house is VERY small and I love it, after my New York property with acreage...I think, as a matter of fact, build a true 'tiny house' in the back and one day try to really scale (URL HIDDEN) it is this home is about 1050 sq. feet and fairly new. It probably is most likely not the exceptional choice for honeymooners and 'intimacy escapes' as your room sits flush with the living room. My daughter, Kendall is a yoga teacher at two studios here in Asheville and loves it! A graduate of UNC-Chapel Hill (2013) and Tulane in New Orleans (2015), she recently was a resident of Chapel Hill, Charleston and New Orleans and is back in Asheville because this is by far the location that has the most going for it for fun, safety, open-minded people and good eats! The other cities are amazing but are priced that way...amazingly high...hahaha. You can get a lot of 'bang for your buck' in (URL HIDDEN) far as my home, it is fairly new and has location, location, location. We are a stones throw from the Biltmore Estate, The Corner Kitchen, Cantina,Orange Peel and Catawba Brewery where most of the tours like Ghost Tour Trolley (Grey Line) depart. Burial Beer, which is GREAT is coming to the end of our street..Also, HI-WIRE has a beer tasting annex in Biltmore Village and is walkable...Check out French BROAD next to our house for beer and music.... We are also next to McDonald's, Wendy's, Long John Silver's, The Bohemian, T.G.I.Friday's, The shops in Biltmore Village, all within walking distance. I went to school for cooking, so there may be a New York Cheesecake, Key Lime Pie, Hummingbird cake, Berry tart, or scones awaiting you. I love downtown and am offering free rides into and out of the city which saves you about $9.- 12. per trip. Most of the cool tours like La Zoom take off across from the Orange Peel which is about a mile and a quarter from my location.
I will pick up from the Asheville Airport, too, which is about 25 minutes from the house. No transport from Greenville or Charlotte.
Asheville is the coolest place offering HungerGames Tours, Zip lines, a new Bikebar that was seen on Las Vegas 'Trip Flip' and is nothing short of hilarious, downtown walking ghost tours, a Ghost Tour trolley, The Biltmore Estate, Grove Park, Wicked Weed, and so many places to eat, not to mention go out and explore.
I look forward to meeting you and you can consider me your 'concierge and chauffer' for your holiday to Asheville. This is one trip that will make you consider moving here. I flew down from New York to see Rent, and moved here shortly after. I am a true Sagittarian and enjoy meeting fellow wanderers...lol...See you soon..
