My place is a water front property on Lake Eildon. You’ll love my place because of the views and the private jetty out front that you can use for mooring of your boats. My place is good for couples and families (kids will require additional supervision with the close proximity of the water to the house and a climbing hazard on the outdoor deck).
A very comfortable 4 bedroom house located in a premium location on the waterfront of lake Eildon, the house is located on 20,000 sq metres (5 acres) of natural bush land. A large freshwater lake out front for water activities. A large outdoor deck overlooking the lake for outdoor meals and relaxing, feeding the wild parrots and other birds and socialising with friends.
Guests will have access to the lake, be able to use of our jetty for fishing or mooring boats, swimming from or just sitting on and taking in the serenity.
5 Acres of bush land to explore on our property
The property can be base to explore the area which includes some great 4WD tracks in the area, fishing, bush walking in the national park.

We generally don't have interaction with guests unless there is an problem that needs our attention. We are more than happy to assist where possible and are freely available via telephone.
The house has a steep driveway that is not suitable for towing boat trailer or other trailers down. The majority of our guests have their own boats that they launch from one of the public boat ramps and then motor to our jetty where they moor the boat for the duration of their stay. There is trailer parking available within the property at the top of the access track. Front wheel drive cars have at times have had trouble exiting our property and therefore the choice to drive one into the property is your responsibility and the owners will not take responsibility for difficulty with exiting the property. There is the option to leave a car at the top of the driveway and walk the 500 metres down the steep drive to the house.
The owners will send you further details on confirmation of your booking. These details will include access arrangements, location directions, how to turn on facilities at the property, and trailer parking.
Please be mindful we are on tank water and the supply is limited.
During summer there is always the possibility of poisonous snakes being present and vigilance should be practiced when walking around. There is also the threat of bushfire and as such care should be taken with cigarettes and no lighting of outside fires, a bushfire plan should be developed by you and your group. You need to consider leaving on days where the fire danger index is rated as EXTREME, and defiantly LEAVE on days of "CODE RED"
The property is described as " not suitable for children as per Airbnb criteria. This is because the house is located in a prime location close to the water front of lake Eildon with easy access to the water. There is no fencing to prevent child access to the water. There is also a very large deck overlooking the lake, with a handrail that may allow children to climb and fall from the deck. The majority of our guests are boating families with children and they take responsibility for their children's safety with careful and strict supervision. The property will provide you and your family with a memorable and very enjoyable stay.
Standard Terms and Conditions of Temporary Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing/email.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Guests may use our jetty to moor their boats and to sit or fish off the jetty or the small blue day barge, please do not enter the large day barge with the exception of using it to moor up another boat. The day barges are not to be driven or taken from the jetty. Diving from jetty or day barges is prohibited as the water can be shallow and have unseen obstacles below the water.
The property is leased with the intention and our preference that the groups will not exceed 8 people. The bedding is for a maximum of 8 people. Higher numbers have been agreed to in the past, however additional numbers will still attract an additional nightly fee of $50.00 per adult person per night or $25 per child, per night. Higher numbers impact on the house with wear and tear, the sewerage system and water supply, bottled gas, and therefore higher numbers of people SHOULD NOT be relied on to reduce overall cost of your stay. Please don't try to increase numbers of people without prior approval as we will not hesitate to evict groups that have breached this or any other of the agreed terms and conditions.
The use of tents, caravans, camper-vans, or mooring of houseboats out front of the property to increase the available accommodation on the property and therefore the number of agreed people is strictly prohibited and enforced. The neighbours are also very sensitive to this use and object strongly.
Parties and functions that result in large numbers of additional temporary guests are strictly prohibited however a few temporary additional visitors are acceptable. (If in doubt ask owner for clarification). The price we charge is for domestic use only, and not commercial use, or a "Party House". Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, excessive load on the septic system and excessive water use of the limited tank supply, garbage removal, wear and tear, repairs etc.
Use contrary to this has in the past and will result in your eviction and will including the loss of your bond and the remaining unused nights accomodation fee, you may be required to make additional payments for damage or stolen items. Large groups of visitors will be deemed to be a function. The owners reserve the right to attend the house to confirm occupancy should information be received that indicates a breech of the terms and conditions is occuring.
IF YOU ARE IN ANY DOUBT WITH ANY OF THE TERMS AND CONDITIONS EITHER BEFORE OR DURING YOUR STAY PLEASE CONTACT US FOR CLARIFICATION OR TO REQUEST A POSSIBLE CHANGE TO OUR CURRENT AGREEMENT. WE WILL CONSIDER REASONABLE REQUESTS.
Damage, Breakages, Theft and Loss are the responsibility OF THE PERSON MAKING THE BOOKING and as such this person will be held responsible for any additional costs or will be recorded in any police reports for stolen items or malicious damage.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests. Early check in and late check out are offered when other bookings permit.
Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of the rental agreement (no refund) and possible loss of the bond. Guests are not permitted to enter our neighbours property, jetties or boats. Complaints from neighbours or involvement of police will result in immediate termination of the rental. Neighbours will not hesitate to call us or the police to rectify problematic behavior.
The bond for a family group is $500.00 or (a significantly higher amount for some groups including but not limited to all male or all female groups) the bond will be refunded as per AIRBNB policy subject to the above terms and conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.
By paying the deposit you agree to all the terms and conditions including the payment of any additional costs in excess of the security bond for any damage or breaches of the terms of the rental agreement that result in costs in excess of the security bond. You also agree to be liable for any damage or theft from the property by your guests, and that eviction without refund can occur as a consequence of poor behaviour.
The house is a non smoking house and a cleaning fee ($350.00) is charged if the detection of smoking inside has occurred. Please do not discard butts around the property.
Pets are not permitted, this is to encourage and protect the wildlife. and for hygiene and allergy reasons for both the owners and other future guests. Detection of the presence of pets will result in a cleaning fee of $350.00.
Theft from the property by tenants and/or their visitors will be reported to police and will result in loss of security bond.
Personal Loss and liability - the owners take no responsibility for the guests personal property. All guests and their visitors stay under the condition that they visit the property at their own risk and personally accept this risk and will not hold the owners liable for any injury or loss that they may incur.
Please understand that these terms and conditions are for the very small minority of guests who do the wrong thing and disrespect our property, our neighbours.
