Amazing 2 bedroom, 1 bathroom beautifully remodeled, modern cottage in Key Largo. Master bedroom has a comfortable king sized bed. The second bedroom has a twin size bed that can be converted into a king sized bed. All furniture and furnishings are new. Space to park your car and boat trailer.

1 hour away from Miami International Airport. Close to everything that Key Largo has to offer.

Beautiful, completely remodeled cottage in the center of Key Largo.

Tastefully decorated with new furniture and furnishings. Master bedroom has a comfortable king sized bed and a large closet (iron and ironing board inside the closet). The second bedroom has a bed that can be used for 1 person as a single bed, or it can easily be converted into a king sized bed. All bed linens are provided.

Large kitchen with full sized refrigerator, oven/range and microwave. Fully equipped with flatware, dishes, cups, wine glasses, pots and pans, cooking utensils, etc. For your enjoyment, we also provide a Vitamix blender to make smoothies in the morning, a toaster and a coffee maker.

The bathroom is fully equipped with shampoo, conditioner, soap and towels. There's also a hairdryer.

Beautiful patio with a large outdoor table and a BBQ grill for your enjoyment. Patio lights and torches provide great ambiance.

Washer and dryer located on the shed next to the house.

Cable TV and high speed WiFi internet.

Free parking in front of the house for both a car and a boat trailer.

You are welcome to use our paddle board for FREE. You will find it behind the shed and there is shoulder strap for it inside the small bedroom closet.

A few days before your arrival, we will send you check-in instructions with the access code to get the keys to the front door. You can check-in at any time after 3pm as we don't need to be there at the time of check-in

Our cottage is only 1 hour from Miami, and is a perfect getaway. You can BBQ outside in our patio, and use our paddleboards (you have to carry them on your car though to the closest beach or boat ramp). Also, you can make arrangements to rent our brand new 24 ft. Sea Ray Sundeck.

HOUSE RULES

CHECK IN AND CHECK OUT

Check in time is after 3:00 PM.

Check out time is before 10:00 AM.

We cannot guarantee an early check-in or late check-out, but we will do our best to accommodate you if we don’t have another guest checking-out on arrival date or checking-in on departure date.

With the check-in instructions, we will send you an availability calendar for the unit. If the day before your arrival is marked as busy, no early check-in available. If the day of your departure is marked as busy, no late check-out available.

Early check-ins or late check-outs have a cost of $30.

Unless a late check-out has been arranged and confirmed, our cleaning company will enter the property at 10am and it must be vacant at that time. You will be charged a $90/hr rate for any period of time the cleaning company has to wait past 10am. If the cleaning company is unable to clean the property in a timely manner and for that reason the upcoming guest were to cancel or we had to provide any type of compensation to the new guest, you will be charged for the loss of rental income from a cancelled reservation or for the credit provided to the guest.

HAZARDOUS PRACTICES

Candle burning is not permitted inside the unit.

PETS

No pets are allowed without prior consent. Subject to an additional security deposit. If evidence of a pet(s) is found in the unit or on the premises without previous authorization, you will be asked to vacate immediately with no refund of rent or security deposit.

HOUSEKEEPING

There is no daily maid service unless requested and paid off in advance. A cleaned property is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. Lost, stained or damaged towels and/or bed linens will be deducted from your security deposit. An initial setup of toilet paper, soap and shampoo is also provided but please note that we don’t replenish these items. Extra items needed are the responsibility of the Guest. There is a $90 fee if you require additional maid service during your stay. At check-out, if excessive cleaning is determined by the housekeeping company that is beyond a “normal” final clean, extra cleaning charges will be deducted from the security deposit.

UTILITIES AND RESORT AMENITIES

No compensation will be given for temporary outage of electricity, gas, water, cable, internet/wifi, telephone service or any of the resort amenities. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.

NON-SMOKING UNIT

Smoking is strictly prohibited. Your damage deposit or security deposit will be forfeited and you will incur an additional charge of $150 for deodorizing if any evidence of smoking is found.

ENTRY BY OWNER

Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).

SLEEPING CAPACITY/DISTURBANCES

Guest(s) and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises. No loud music or parties allowed.

HOLD HARMLESS

The owner(s) of the property do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity, internet/wifi or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

MAINTENANCE

Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.

FORGOTTEN ITEMS

We are not responsible for any forgotten item(s) left in the house by the guests.

ONLINE ORDERS

We do not take any kind of shipments from any online retailer before your arrival. If you have things that need to be shipped before your arrival, please have them sent and hold at the local post office.

PERSONAL BELONGINGS AND SHOES

We keep personal things in two kitchen cabinets, two drawers underneath the King size bed in the master bedroom, and one closet in the hallway. There are signs in those places indicating that they should not be opened. Please do not try to force the locks because they break easily. There is a $100 fine if the locks are broken and/or something has been removed. Additionally, we recently remodeled the entire home with new furniture and new floors. We greatly appreciate it if you remove your shoes inside the house.

GRILL

You can use the barbecue grill but remember that you must clean it afterwards. Otherwise we will charge you an additional $50 fee.
