Perfect Retreat for a couple in Hampshire, a Charming Cosy Listed Barn in a rural village, with Wood-burning Stove perfectly placed from which to work/visit London, Oxford, Windsor, Farnborough, Winchester, Reading. Guildford and Lovely Gastro Pubs and Walks
The Coach House is primarily a luxury one bed house with two reception rooms. However we have put a 2nd double mattress up in the Hay Loft over the Dining Room and a Single in the Dining room for extra guests when required.

The Flat is in a great position for many lovely country and historic walks along the Basingstoke Canal and surrounding villages of Odiham, Upton Grey Froyle, Greywell, Farnham, & Alresford.
Great for Cycling or running.
The Coach House is within 5 minutes walking distance from Restaurants, and 15 minutes walk to Local Shops. Odiham Castle a 5 min stroll away is a 14th Century Castle built by King John as somewhere to stay on journeys between Windsor Castle and Winchester Cathedral. The Basingstoke Canal is beautiful and you won't believe that we are so close to London with such wonderful country walks on offer.
The Coach House is in the courtyard of the main house a Georgian/Regency Villa. The Coach House has been carefully restored and modernized to high standards to include underfloor heating, Wifi and a fully working and equipped kitchen and bathroom with shower over to include a Washing Machine and Dryer

North Warnborough is a small and pretty village, within a Conservation Area. The London-Basingstoke Canal Conservation Area passes through the middle of the village, which is bounded to the north by the River Whitewater. Canoeing or Barges available to rent for further exploration. Or take to the road with bicycles we are on a lovely Wiggle for Road bikes and the countryside is fantastic. Cycle from Gastro pub to Gastro pub and enjoy the view for 70 mile round trip or shorter ones!!
The historic village of Odiham is a quarter of a mile's walk or drive and has everything you expect from a Georgian Market Town, and the small town of Hook are within 1 mile with its City Link Train Station gives you the access you need for Sightseeing in London without a car, whilst the larger towns of Farnham and Basingstoke are also nearby providing a wider range of shopping and recreational facilities. There is a mainline station at Hook (from 56 minutes to Central London Waterloo Station), whilst the M3 (Junc. 5) is within 1/4 mile providing fast access to the national motorway network as well as Heathrow, Gatwick and Southampton airports.
From Junction 5 of the M3, follow the signs to Odiham on the A287. At the roundabout, take the second exit onto the B3349, signposted to North Warnborough.

There are many restaurants and local english gastro pubs in the villages in our area.

The Boutique Cottage is totally separate and guests have the run of the entire Coach House with their own front door.
I provide provisions for breakfast for the first morning but most people say it lasts for 2!

Wood Burning stove will be set with wood for your first few fires.
Clothes Dryer: please empty the dryer drawer of water after each use. Or it will overflow.
Bins: if you need to empty bins during your stay take the bags to the front entrance of Cedar Tree House you will find an iron gate to the left of the front door of the Cedar Tree House behind the little iron gate and then behind a low hedge the Black bins for household waste the Blue bins for recycling the green Box for bottles.
Bedding: on your departure please leave the towels that you used in the bath and just leave the bed as it is with the sheets on the bed etc
Parking on the street with no restrictions or charge but a bit of a walk 50 yards but you can unload by the door then park so don't worry.

Beautiful property, very cosy with the log fire after our long walk in the countryside. Maria provided a hand drawn map for a local walk and loaned some boots for one of my companions. Very thoughtful - thank you Maria!

Really beautiful place. Lovely and warm and cosy when we walked in and though the music playing for our arrival was lovely. Lots of thoughtful touches such as biscuits/chocolate waiting for us and milk and orange juice ready in the fridge. Very quick responses to any messages and thoroughly enjoyed our stay - a perfect place to stay for a weekend getaway. Would highly recommend the local farm shop.

My girlfriend and I had a wonderful stay at Maria's property. The place itself is fantastic and there were so many thoughtful touches that made such a difference. We will definitely be coming back for another stay in the gorgeous surroundings.

Maria's place is beautifully done - wood burning stove, lovely beds and bedding, a quiet location with lots of pretty walks out the door. I came with my two-year old and a friend and they both loved it as much as I did. We walked along the canal to the local farm shop and bought delicious organic produce, taking in ducks, horses and even crayfish on the way. I'd recommend it as an easy get away from London. Was also family friendly, with plenty of books and games for entertaining a child in the evening.
I am so glad you are your daughter enjoyed your stay with us, we were happy you spotted so many animals along the canal, next time look out for the Kingfisher!

I can't live without a lovely walk, space in the country but access to London where we lived for 20 years. We also retreat to the mountains where we take time out of our busy lives. We have the best of both worlds here. We have a lovely home in Hampshire with great walks and cycle rides from our door through Hampshire Countryside, dotted with lovely gastro pubs in the Georgian Market Towns in Jane Austen Country and the Swiss Alps for Skiing in Winter and Hiking in the Summer. We love to share our wonderful finds and hope you enjoy them too!
