Delightful Georgian Pied-à-Terre in Central New Town

Diligently owner-managed and lying off a private courtyard, this delightful city-centre main-door flat is spacious, bright and sunny. Descend a stone stairway, and once inside everything is geared to your comfort, enjoyment and wellbeing, helped by us being Edinburgh locals who can step in and assist should the need arise. A sense of scale and serenity pervades the softly lit interior, where lovingly decorated rooms effortlessly blend every modern convenience with authenticity and traditional finishes. The updated kitchen and bathroom combine to offer all the comfort and features of home. BEDROOM Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely Kingsize (5ft/152cm) bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. ARRIVAL On your arrival the property will be set up with fresh bed linen, towels and dish towels. You can wash & dry anything easily anytime, but for longer stays extra linen can easily be provided by prior arrangement. ACCESSIBILITY Sadly the age of the property and the basement location mean that access will be unsuitable for some. These factors are regrettable, but are outside the scope of any adaption we could do. Being owner managed you'll be dealing with us, not a Property Manager, and you'll find the passion and energy we've put into our home will reflect the effort put into ensuring your enjoyment. And as Edinburgh residents we can step in at your request should you find that helpful. The flat is in the central New Town neighbourhood. Here you'll find tranquillity amidst Edinburgh's restrained Georgian splendour, a lovely five-minute walk to all local amenities in nearby Stockbridge. The airport is easily reached by a cheap and regular bus service which stops minutes from the flat. The flat is also handy for both of Edinburgh's mainline rail stations which serve the entire UK comprehensively. The East Lothian coast with its myriad beach walks, links courses and pretty costal towns can be reached quickly by car or train, as can the East Neuk of Fife with a string of charming fishing villages. Those wishing to explore further afield will find Glasgow, Stirling, Perth and St Andrews within easy reach by car or public transport, with the majestic highlands and the rural Scottish Borders quite feasible for day trips. Historic Georgian Flat with Community Garden

It's filled with light and spacious for a one bedroom apartment. It's filled with fun things that I have collected over the years, so it comes with bags of my personality! It's quiet - especially the bedroom which is located at the rear. I like cooking, so the kitchen is well-equipped. Bring your tunes - there is a nice Sony bluetooth speaker to connect with! Access all areas - I keep the cellar and a filing cabinet in the bedroom locked for my own bits and pieces though. On arrival, I prefer to meet my guests in person to get you settled and share my local recommendations that fit with your plans and timing. New Town is a UNESCO World Heritage Site and carefully protected from new development. It supports a lovely mix of residential property and boutique retailing, including tons of coffee shops, private galleries, restaurants, and interior design shops. Bus stop round the corner and tram stop 5 minutes away at St Andrews Square. 10 minutes walk to the main railway station, Edinburgh Castle and the very heart of Edinburgh. Taxi rank 5 minutes walk down Dundas Street and taxis usually available on the street too. Please note my TV works via the internet so you can view BBC iPlayer/Netflix/Amazon content only. The bed is a standard double i.e. 4 feet 6 inches wide and 6 feet 3 inches long (137 x 190 cm). The bed will be made up ready for your arrival including 4 feather pillows, a duvet and a warm throw. An allergy free pillow and a hot water bottle can be found in the chest of drawers. I supply two large towels, a hand towel, a dish towel and a bath mat for each booking.

Centrally located flat main door flat in the New Town World Heritage Site, located in a 225 year old historical listed building. The flat is in the centre of Edinburgh with an EH1 postcode, and 5 minutes from John Lewis and the St James Quarter. It’s the perfect location for exploring the city, close to the Playhouse, bus station and train station. Very good tram links to airport from York Place. Recently renovated, this charming one bedroom flat is ideally located in the centre of Edinburgh and within walking distance of all the major attractions. The flat has its own front door and is very private, despite being so central. The flat has everything you need to make your stay in Edinburgh comfortable and enjoyable.
